Vibe: The journey from Fairmount to Purcells Cove is a transition from suburb to sea. Go from nature to downtown in 5-20 minutes depending on your exact location on 'the loop'. 

 

Fairmount & Armdale are established subdivisions tied to the city by the Armdale Rotary. Fairmount has larger homes on large lots in a variety of ages. Armdale is full of older character homes. 

 

As you venture out towards Purcells Cove, there are some really lovely pockets of character and midcentury homes. Fleming Heights, Boulderwood & Williams Lake feature large lots with a blend of modern & midcentury modern properties. This area was once on well & septic, so the lots were made large to accommodate septic fields. Now almost all are on municipal services.

Williams Lake, Boulderwood, Jollimore Purcells Cove and Herring Cove are patchwork of homes ranging from new 4,000 sf homes overlooking the water in Boulderwood, to cottages-turned-homes in Jollimore and everything in between. These are charming areas with established trails, lakes and ocean. You really feel like you're in nature. Lots of homes on well & septic out this way. 

Walkability: You'll need a car to get to amenities. Most areas are safe to walk with sidewalks and aware drivers. It is bikeable; especially from the areas close to the city.

  • skate on the Frog Pond in the winter time

  • York Redoubt is a historical site; established in 1793, it served as a key defensive command center for the British military and later Canada through both World Wars

  • go see the boats at Herring Cove; active fishing vessels still depart from here

  • MacIntosh Run is an amazing trail system for mountain bikers, trail runners and hikers; granite, lakes and forest feature

Schools of note: John W. MacLeod - Fleming Tower Elementary has a great reputation. Area high school is JL Isley which got a new building in 2021. 

Price Point: This area is popular with low inventory and prices rising. Expect to pay $500k for entry level, up to $4 million for the luxury homes in Boulderwood. This area is a patchwork; so are the prices.
